2300 N Street NW Repositioning

Upon its acquisition of 2300 N Street NW, Lincoln Property Company commenced repositioning efforts. The intent being to transform the commercial office property into Class A office that defines the District’s West End in complement to its proximity to the Fairmont Hotel and premier frontage on 23rd, 24th and N Streets. Further, the property offers amazing views of Rock Creek Park and the Washington National Cathedral.

GHT provided mechanical, electrical, and plumbing (MEP) engineering design services in support of the phased renovation. Specifically, the renovation included a replacement-in-kind of floor-by-floor self-contained variable air volume (VAV) air conditioning units and new HVAC for the re-designed main entry lobby and fitness center. The two-story main entry lobby with new glass façade is intended to maximize views and lighting from the exterior and provide a modern, professional aesthetic upon entering the building. The spa-quality fitness center is equipped with new shower and locker rooms, exercise studio, cardio and weight lifting equipment, and an indoor golf simulator.

Additional aspects included renovation of the exterior plaza, elevator lobbies, common areas and core restrooms. The exterior plaza is furnished with new in-floor lighting, stone bench seating, planter beds, and irrigation systems. The final phase will add a new occupiable rooftop terrace with new jump elevator access and catering facilities.
