This 3.0M SF+ new development in Washington, DC’s vibrant NoMA neighborhood brought premier commercial, hospitality, and residential space to an emerging area of the District. GHT provided services for multiple buildings on the site, including:

  • Mechanical, electrical, and plumbing (MEP) engineering design for the base building systems of three office buildings totaling 1.4M SF
  • MEP engineering design for a 204-key Hilton Garden Inn; two residential towers offering 800 units; a 70,000 SF Harris Teeter grocery store; 14,000 SF of retail space; and three levels of underground parking
  • MEP engineering design and commissioning for a 550,000 SF federal tenant space at Two Constitution Square
  • MEP engineering design for a 290,000 SF of interior swing space for GSA Central at One Constitution Square

The project has earned six LEED certifications to date. Sustainable design features include a graywater system supplied by chiller blowdown and the use of condensate to provide all water for urinals and water closets. A green roof uses vegetation to filter and slow the flow of stormwater. GHT employed Revit® MEP building information modeling (BIM) software to provide document coordination for the Three Constitution Square office building.
