NeighborWorks America relocated its headquarters to DC’s trophy-class workplace experience, Signal House, in the Union Market District.

GHT provided mechanical, electrical, and plumbing (MEP) engineering design and LEED design and documentation services for the 45,000 SF office space. With a vision to create an environment that fosters collaboration for nationwide community development, this LEED Gold office spans two interconnected floors featuring open workstations, private offices, huddle rooms, conference rooms, and a cafe all linked by a central staircase.

GHT leveraged the base building’s dedicated outdoor air system (DOAS) to enhance HVAC efficiency for the office and conference areas, integrating demand-controlled ventilation to adjust outdoor air supply based on CO2 levels. In addition, GHT designed high efficiency supplemental mechanical systems for auxiliary spaces such as the server room, production room, and multi-purpose room, ensuring optimal functionality throughout.

To support NeighborWorks’ sustainability and wellness goals, GHT engineering high efficiency MEP systems that deliver a 19% energy savings and a 30% reduction in water use. The design incorporates multiple indoor air quality strategies, including advanced supplemental mechanical systems with enhanced refrigeration management, continuous carbon dioxide monitoring, and improved indoor air quality measures throughout the space.
