GHT is delivering MEP engineering design services for The Reserve at Falls Church, a premier 15-story senior living community within the expansive West Falls development in Falls Church, Virginia.
As part of the city’s largest mixed-use development to date, The Reserve will be a central component of a vibrant, transit-oriented, 10-acre site that includes an office building, hotel, for-sale condominiums, an apartment building, two above-grade parking garages, ground-floor retail throughout, and a large community commons with green spaces at the heart of the development.
Designed to support aging in place, The Reserve at Falls Church will offer a continuum of care that includes independent living, assisted living, and memory care. The 280,000-square-foot community will provide 215 senior apartments, carefully curated indoor and outdoor amenity spaces, and an appropriate mix of ground-floor retail to foster an engaging and connected living environment. Residents will benefit from a wellness-focused lifestyle with access to a tranquil spa, a saltwater pool, a fitness center, multiple on-site restaurants, a sky bar, a makerspace for artistic endeavors, concierge floors, and electric vehicle transportation services.
GHT’s MEP engineering design integrates sustainability at every level, supporting The Reserve’s goal to achieve LEED Gold certification. Key environmental strategies include the incorporation of a green roof and bio-retention facilities, as well as a highly efficient mechanical, electrical, and plumbing system design that will reduce net energy usage by 20% below the ASHRAE 90.1-2010 baseline standards. The project’s public-private partnership structure aligns with the city’s vision for sustainable, community-driven development.
