GHT played a pivotal role as the LEED Administrator and Commissioning Agent, delivering essential LEED v4 BD+C Administration, Energy Modeling, and Fundamental Commissioning Services for The Oliver; a transformative mixed-use development.

Spanning 116,500 SF across four above-grade and two below-grade levels, The Oliver offers 93 thoughtfully designed multifamily units and 41,000 SF of vibrant office and retail spaces. Notably, this dynamic commercial area was leased to Howard University’s Department of Alumni Relations and Office of Communications, reinforcing The Oliver’s position as a cornerstone for both residential comfort and institutional excellence.

Strategically positioned at the northern gateway to Howard University, this property sets a new standard for modern urban living by seamlessly integrating convenience, innovation, and community. Every apartment is thoughtfully crafted for today’s post-COVID lifestyle, featuring dedicated built-in workstations that empower residents to embrace flexible “work from home” arrangements. Beyond private spaces, residents enjoy an array of collaborative amenities, including a fully equipped conference room, versatile huddle rooms, inviting work nooks, banquette seating in the welcoming lobby and dynamic coworking tables, all designed to foster productivity, connection, and inspiration within a vibrant residential community.

GHT served as the Commissioning Agent for the mechanical, electrical, and plumbing (MEP) support systems throughout construction. As part of the project’s pursuit of LEED certification under LEED BD&C v4, GHT delivered Fundamental Commissioning Services that included both the base building MEP systems and all residential unit systems. This included comprehensive oversight of lighting and daylighting controls, electrical generation and distribution systems and domestic hot water systems, all following a RESNET Protocol Approach. Every system was successfully tested, balanced, started up and commissioned within the given construction schedule so as not to impact project completion.

GHT performed energy modeling and code analysis to help the design team navigate DC Code, demonstrating savings compared to the baseline and ushering the project through the LEED Certification process.
