International non-profit FHI 360 relocated its regional office to 2101 L Street, NW, intent on creating a space that fosters creativity and collaboration.

GHT provided mechanical, electrical, and plumbing (MEP) engineering design, energy modeling, and LEED design and documentation services for the 58,900 SF office that features two floors of open workstations, private offices, huddle rooms, and conference rooms.

The LEED Gold office space prioritizes sustainability and occupant wellness throughout the space using low-emitting materials, renewable energy production, and enhanced indoor air quality strategies. GHT partnered with Fox Architects and FHI 360 to enhance the lighting for the space, coordinate power needs and hours of use, and optimize the HVAC systems to accommodate occupant needs.

While the space utilizes the existing building HVAC system, the ventilation systems are equipped with MERV 13 filters, providing enhanced indoor air quality. Energy and water use reduction also contributed to the LEED Gold certification, including a 26% indoor water use reduction with low flow plumbing fixtures and an 8.2% energy reduction identified by GHT’s energy model.
