As the first pre-certified WELL building in Northern Virginia, 3901 Fairfax Drive is on the cutting edge of sustainable design in the DMV.
GHT provided the mechanical, electrical, and plumbing (MEP) engineering design and LEED design and documentation services for this 201,000 SF office building. With 91,000 SF of office space and 10,000 SF of ground-level retail, the building boasts tall ceilings, modern design features, and maximum daylight with its glass façade. To enhance the occupant experience, the building features a rooftop amenity space with a 3,500 SF roof deck and a 100-person conference center.
With occupant wellness as an integral project goal, the building’s mechanical system employs advanced filtration technology and a dedicated outdoor air system (DOAS), which provides 50% more outdoor air than building code requirements. To design for WiredScore Gold certification, GHT designed the building’s low voltage infrastructure to provide tenants with superior digital connectivity capabilities that can adapt with future technology. In addition to the WELL pre-certification, the building is designed to achieve LEED Gold certification, which is further supported by sustainable plumbing design strategies, resulting in a 40.47% water use reduction.
