Originally known as International Place, this 12-story office building at 1735 N Lynn Street underwent extensive renovations following its sale to The Meridian Group.

GHT provided the mechanical, electrical, and plumbing (MEP) engineering design services for this repositioning project, transforming the existing building into an amenity-rich environment for occupants.

To accommodate the extension and façade replacement for the main entrance lobby, GHT utilized mechanical systems with an air curtain and baseboard heat to thermally condition the space. This strategy minimized air infiltration via the main entry ADA doors into the lobby while maintaining energy efficiency. GHT also coordinated with the architect and lighting designer to provide the necessary controls for the lobby’s electrical system, including new exterior lighting and daylight harvesting for energy savings.

The GHT team also utilized a variable air volume (VAV) HVAC system with terminal units to provide individual zone control for building amenity spaces, such as the fitness center, conference center, and café.
