GHT delivered innovative mechanical, electrical, and plumbing (MEP) engineering design services for the comprehensive repositioning of 1770 Crystal Drive, a 12-story, mixed-use building in National Landing.
Through close collaboration with JBG Smith and Gensler, our team reimagined the 274,000 SF property, enhancing its appeal to prospective tenants and addressing the evolving needs of today’s market. The result is a modern, future-ready space that seamlessly blends functionality and comfort.
The renovation included extensive upgrades to the building’s infrastructure and a comprehensive modernization of its overall design. The building was completely stripped back to its shell condition, then re-faced with advanced, high-performance glazing and wall assemblies. A striking double-height pedestrian and retail colonnade were added along Crystal Drive, creating a vibrant streetscape. These improvements not only transformed the building’s visual appeal but also optimized energy efficiency and occupant comfort.
To elevate the tenant experience, the project introduced new amenity spaces, including a rooftop penthouse level and outdoor terraces. With upgraded MEP systems and enhanced amenities, 1770 Crystal Drive delivers a flexible, future-ready environment.
