The Wheaton Central Business Development (CBD) in Montgomery County, MD, encourages innovative urban design, efficient transportation, pedestrian links, and environmental sustainability. This transit-oriented development includes a 14-story, build-to-suit government office building, public parking, a town square, and street-level retail. Innovation and sustainability were key drivers of the design.

The HVAC system includes a heat recovery chiller that draws from a geothermal loop to provide simultaneous heating and cooling and delivers a high level of energy efficiency. This hybrid solution responds to site constraints that require the geothermal wells to be located below the underground parking garage. Space conditioning and ventilation are provided throughout the building by a low-temperature variable air volume (VAV) system with hydronic heat. The south-facing second-floor roof of the office building features a 4,000 SF solar photovoltaic (PV) array. 

As a cutting-edge development in Montgomery County, the Wheaton Central Business Development has been honored with several industry awards, including the NAIOP DC|MD 2021 Award of Excellence for Best Sustainable Project and ENR MidAtlantic’s Government/Public Building Award of Merit
