The JBG Companies’ new LEED Platinum headquarters is a highly collaborative space that features extensive natural light and efficient systems to support worker productivity and comfort. The three-story office is comprised of open workstations surrounded by perimeter offices and conference rooms, which feature interior glass walls to maximize daylight. A dramatic open stairwell connects each floor. The project also includes a board room, large conference room with movable partitions, and a small data center featuring a new UPS and a supplemental high-efficiency CRAC unit.
The project earned a certification level of Platinum under the LEED for Commercial Interiors™ rating system. Lighting in the office is provided by a combination of fluorescent and LED fixtures and daylight. Occupancy/vacancy sensors control overhead and task lighting in private offices, while open workstations and corridors operate on a timer during office hours and utilize occupancy/vacancy sensors after hours. Perimeter spaces feature photocell sensors that command powered lights to dim to specified foot candle levels when natural light is available.
The office is cooled by self-contained water-cooled air-conditioning (AC) units located on each floor, which push air to fan-powered VAV boxes throughout the space. Outside air is pulled in at the penthouse and delivered to the floor-by-floor AC units, which utilize fan coils connected to a cooling tower in the penthouse for heat rejection.
Additional sustainable design features include showers for bicycle commuters; waterless urinals and efficient fixtures in the building’s core restrooms; CO2 monitoring in high occupancy areas; and sophisticated light controls with daylight harvesting.
