The Darcy Condominiums and The Flats Apartments | Lot 31

Stonebridge and PN Hoffman initiated a new mixed-use development on a three-acre parking lot site formerly known as Lot 31. Adjacent to the Capital Crescent Trail and Bethesda’s Restaurant Row, the community offers 88 luxury condominium units at The Darcy; 162 apartments at The Flats; and 40,000 SF of street-level retail and dining, including a signature restaurant at The Darcy.

HVAC and plumbing systems include central hot water; split system heat pumps in the apartment units; and water source heat pumps in the condominium units.

The developers partnered with Montgomery County Department of Transportation (MCDOT) to construct a four-level underground parking structure, which runs underneath Woodmont Avenue. This public-private initiative addressed the County’s severe shortage of public parking in downtown Bethesda, and created 300 private parking spaces for the residences and an additional 1,100 public parking spaces. Additional project benefits include improved pedestrian safety at Woodmont Road and Bethesda Avenue and the enhancement of existing public amenities in the area, including widening the Capital Crescent Trail.
