The JBG Companies purchased Summit I & II with the intention of repositioning both office buildings from Class B to Class A. Their prime location along the Dulles Toll Road and steps from the planned Reston Town Center Silver Line Metro stop made them an excellent candidate for a value-add approach. GHT provided mechanical, electrical, and plumbing (MEP) engineering design to retrofit the HVAC, power, and plumbing systems and deliver a high performance building.
The buildings’ existing HVAC systems – console-style water source heat pumps – were removed and replaced with a system served by large floor-by-floor water-cooled self contained units (SCUs). Each floor houses a mechanical room with an SCU that feeds a control loop serving VAV boxes in common and tenant spaces. In addition to improving efficiency, all of the HVAC components are concealed to support a Class A environment.
Lobby areas were updated aesthetically and now feature high efficiency lighting and dramatic views through the length of the entry to the outdoors. Existing fixtures in all core restrooms were replaced with more efficient selections to deliver 20% water savings. All existing tenant spaces were demolished and left as cold dark shell space. Electrical service was updated to meet the demands of the new HVAC system and expected needs of typical tenants.
The project achieved a certification level of Gold under the LEED for Core & Shell™ rating system. Sustainable design features include sourcing 35% of electricity from green power; high efficiency pumps; high efficiency HVAC system with VAV units and reheat; and views for 93% of regularly occupied seated spaces.
