The Riggs Hotel

GHT Limited served as the Base Building MEP engineer and the Commissioning Authority (CxA) for the Riggs Hotel project in Washington, DC. This 120-year-old bank-turned-hotel included three main areas of work during its most recent upgrade; the rooftop, guestrooms, and back of house space. The project required relocation and replacement of existing rooftop MEP equipment and complete renovation of the lower level, first floor, and mezzanine levels.

Per the DC Green Construction Code requirement, GHT’s commissioning team provided commissioning services for the project, which included a pre-functional review (PFR), systems commissioning inspection review (SCI), and functional performance tests (FPTs).

The completed project included a new rooftop amenity space with meeting rooms, a bar, restrooms, storage, and food preparation areas. The three fully renovated floors included a fitness center, catering pantry, bar, lounge, staff support spaces, new kitchens, storage, and new lobby and reception area.
