Pillsbury is the anchor tenant at Akridge’s LEED Platinum 1200 17th Street NW. GHT provided mechanical, electrical, and plumbing (MEP) engineering design for the original tenant fit-out, a sixth-floor expansion into spec space, and the base building.

Pillsbury’s nearly column-free space offers unobstructed perimeter views of national landmarks from the upper floors. The design team was also able to achieve nine-foot finished ceilings – a rarity in downtown DC – through the use of a dedicated outdoor air system (DOAS), a high performance HVAC system that maximizes building energy efficiency and usable square footage. The DOAS delivers ventilation air and latent cooling through a low-temperature primary air duct loop. Additional sensible cooling is provided through chilled water coils at the DOAS terminal units.

The space includes partner and associate offices, a ground-floor multipurpose room, and amenity spaces including a conference center on the 11th floor with access to an expansive rooftop deck.
