GSA Tenant Parklawn Building Renovation

The JBG Companies renewed a 15-year, 935,386 SF lease with a GSA tenant at 5600 Fishers Lane in Rockville, MD. As part of the transaction, JBG completed an extensive, three-phase renovation of the property. GHT designed new, highly efficient mechanical and electrical systems for the portions of the building included in the tenant’s lease, for both the base building and interior fit-out. The project achieved a certification level of Platinum under the LEED for Core & Shell rating system.

The building and an existing data center remained occupied and operational throughout the renovation, one of the more significant project challenges. GHT’s design for an upgraded system, which includes revamped chillers and cooling towers, allowed nearly 75% of the existing building equipment in the mechanical penthouse to be reused. Keeping significant portions of the penthouse equipment online during the renovation reduced disruptions to tenants in the occupied spaces. It also allowed the non-renovated wing to remain operational with its existing system from the shared penthouse.

To help maximize ceiling heights, the design team’s mechanical solution is much more compact and requires smaller infrastructure than the legacy system. It features Dedicated Outdoor Air System (DOAS) interior fan-powered terminal units. GHT used Autodesk® Revit® MEP Building Information Modeling (BIM) software to coordinate the tight plenums required to achieve this goal.
