CoStar relocated its headquarters to 1331 L Street NW, a LEED Gold building in downtown Washington, DC. GHT provided mechanical, electrical, and plumbing (MEP) engineering design services for the fit-out. The project was divided into three phases over 10 floors, and included a dispatch center, training conference center, staff kitchen, and shower area.

The project achieved a certification level of Platinum under the LEED for Commercial Interiors™ (LEED-CI) rating system for Floors 5 and 7-10, as well as a LEED-CI Gold certification for Floors 3 and 4. Sustainable design features include:

  • Daylight harvesting within 15 feet of each perimeter
  • A 30% reduction in water consumption compared to the LEED-CI Version 3.0 baseline
  • Water-cooled variable air volume (VAV) air conditioning units for each floor that reject heat to a cooling tower on the roof
  • Independently zoned offices and copy rooms with dedicated VAV terminal units
  • T5 and LED light fixtures and task lights for individual occupant control
  • Occupancy sensors in shared spaces
  • Vacancy sensors in private offices
  • New pantry sinks with 1.5 gpm aerators
  • Retrofitting of core restrooms with 0.125 gpf urinals and dual-flush valves
