1800 M Street NW offers office, retail, and restaurant amenities in the heart of Washington, DC’s Central Business District. Cassidy Turley initiated a repositioning strategy that capitalizes on the property’s prime location between the Dupont Circle and Farragut North stations on Metro’s Red Line.
GHT designed upgrades to improve the performance and comfort of the building’s HVAC system without making significant changes to the existing central plant infrastructure. Existing, floor-mounted induction units around the perimeter were removed and replaced by active chilled beams mounted in the ceiling. In order to minimize disruptions to tenants, the actual demo and build-out of the HVAC retrofit has been performed as tenants’ leases expire and spaces are vacated.
The interior of the building continues to utilize the existing constant air volume system fed from four central Air Handling Units (AHUs). To improve comfort and control, GHT performed tests and calculations of airflow and static pressure to allow the installation of new dampers inside the ductwork for each zone being retrofitted. Conditioned air in interior areas is distributed by VAV terminal units designed and specified as part of the fit out when new tenants move in.
Additional improvements include upgrades to the façade, main entrance, building courtyard, fitness facility, and elevators.
The project achieved a certification level of Gold under the LEED for Existing Buildings: Operations & Maintenance™ rating system.
