The development partnership of PN Hoffman and Madison Marquette delivered the District’s first waterfront trophy office building at 1000 Maine Avenue SW. GHT provided mechanical, electrical, and plumbing (MEP) engineering design for its two, eight-story office towers above a two-story retail base. The HVAC system includes a Dedicated Outdoor Air System (DOAS), which offers advanced energy efficiency and space savings.
The building features a three-story atrium, 10-foot finished ceilings, and views that capture the historic Washington Channel, U.S. Capitol, National Mall, and the Tidal Basin featuring the District’s famed cherry blossom trees. The design team targeted LEED Gold Core and Shell certification for the project.
1000 Maine is part of the overall development at The Wharf, a $2 billion multi-phase project that will offer 3.0M+ SF of new development on 24 acres at the Southwest Waterfront.
